IDA Clears Final Hurdle for Park Grove Realty to Begin Construction on New Apartment Complex

April 25th, 2019

HORNELL, NY – The Hornell IDA passed a final resolution Thursday afternoon that will allow the construction group Park Grove Realty to begin work on their local apartment project located at 18 North Main St. (Old Marion Rohr), within 3 months. The building will be appropriately nicknamed the Rockland Silk Mill, LLC project.

Company spokesperson Andy Bowedes and his partner were in attendance at Thursday’s meeting to update the board on final details before ground breaks in 3 months. “This project has been in the planning phase for a few years now,” explained Bowedes, “and now with this final green light from the Hornell IDA, construction can finally begin. The last thing we are waiting on is approval from state and federal authorities on our drawings because it was designated a historical structure and certain criteria must be met.”

Bowedes continued, “We are hoping to have construction finished within 9 months, or about this time next year, and then we can start renting them out. The 24 unit loft apartments will have indoor parking and a large green space centrally located. As far as pricing, were looking at around $1475/m for a 2 bedroom unit, and anywhere from $1000 to $1200 a month for a 1 bedroom depending on the size.”

Bowedes said the company plans on requiring a 1 year lease, but that could drop to 6 months because of Alstom’s situation with management frequently coming and going.

Bowedes came equipped with floor plans and pictures of what the final product will look like, and shared some of them with WLEA news:
